Priced Out: Athmar Park as a Wash Park West Alternative

This is probably a stretch for a lot of people, but in terms of appreciating home values over the last five years, the unheralded Denver neighborhood of Athmar Park has seen some of the greatest increases in the city.
Just west of Wash Park (crossing over I-25), portions of the Athmar Park neighborhood offer unobstructed views of downtown or lake front property (Huston Lake) with mountain views to rival any coveted neighborhood in Denver. Technically, the neighborhood boundaries are defined as Alameda Avenue on the north, Mississippi Avenue on the south, Federal Boulevard on the west, and the South Platte River on the east. While the curb appeal and neighborhood amenities aren’t what you might find in Wash Park West, the 2015 median price for sold single family homes (under 2500 sq ft, as Athmar Park offers smaller ranches & bungalows) is staggering: $213,250 vs. $455,000. If you are looking for an investment with room for appreciation, Athmar Park is a great place to start.
